Period of Renting
These conditions relate to rental periods of under 6 months.  Minimum period of rental is one week. All rentals over a period of 1 month require a property bond which will be fully refunded on your date of depature providing there is no damage to the apartment and its contents. Refunds are not given for leaving a property earlier than agreed booking period.

Rental charges
The rents quoted for periods of less than two months include electricity, water and gas.  The rent does not include telephone usage.  A charge for telephone usage, where applicable, will be made.  Rent is to be paid directly to Egypt4Property.

Description of Flats
The management of Egypt4Property inspects all properties and the photographs shown on the website are intended to give a true description of the flat's contents and location.  Egypt4Property cannot be held responsible for any last minute changes made by the landlord.

Alternative Accommodation
Egypt4Property rent the flats on behalf of landlords with good faith and cannot be held responsible for any inconvenience by a landlord refusing to fulfil his obligations in honouring the booking he has previous accepted.  If this occurs, Egypt4Property will find alternative accommodation of a similar standard, price and location on your behalf.

Damages
No charges will be made for fair wear and tear but charges will be made for damage to the property or its contents.

Maintenance and Repairs
The maintenance and repair of all fixtures and fittings is the responsibility of the landlord.  If a repair is necessary please inform a Egypt4Property representative as soon as possible.  Damages made by the tenant are the responsibility of the tenant.

Cleaning
All flats will be clean for your arrival and should be left clean on your departure.  If the flat is not clean when you leave, Egypt4Property will make a charge of 100 LE for the employment of a cleaner.

Visitors
There are no restrictions to European visitors but to comply with landlords' wishes and Luxor regulations, no Egyptian males can enter the premises of rented property without the landlord's express permission, unless a marriage certificate is available for inspection.  This relates to both male and female tenants.  Tenants not complying with this clause and disregarding the landlord's wishes may be asked to leave their rented property.

Making a Reservation
When you have selected a property and its availability has been confirmed, you can make a reservation.  Payments can be made by credit transfer or by cheque.  A booking fee of 150 LE will be added to the transaction.  We advise that you have your flight dates confirmed before you make a booking.  Full payment for the whole rental period must be made at time of booking.

Confirmation of Reservation
When Egypt4Property has received your payment a confirmation of the reservation will be forwarded to you and a receipt will be issued.

Notification of Cancellation
Egypt4Property must be notified of cancellations by letter, fax or e-mail.  The date of receipt of the notification of cancellation will be used for the purpose of calculating cancellation charges.

Cancellation charges
Cancelling more than 60 days (two months) before arrival - 50% of the total rent.
Cancelling less than 60 days (two months) before arrival - 100% of the total rent.
In exceptional circumstances, there is a possibility of the payment being transferred to another property.
